LOCK DESK MANAGER
Position Summary
Loanhouse is seeking an experienced, highly analytical, and technology-driven Lock Desk Manager to oversee loan pricing, rate-lock administration, pipeline accuracy, and compliance with company and investor lock policies.
This individual will ensure that pricing requests, rate locks, extensions, relocks, concessions, and changes are processed accurately and promptly. The Lock Desk Manager will work closely with sales, account management, underwriting, closing, secondary marketing, accounting, technology, and executive leadership.
The ideal candidate combines strong mortgage-pricing knowledge with exceptional attention to detail, responsive service, sound judgment, and a disciplined approach to protecting Loanhouse’s margins and market commitments.
The Opportunity
As Loanhouse’s Lock Desk Manager, you will operate at the intersection of sales, technology, operations, and secondary marketing. Your decisions will directly affect client experience, pipeline accuracy, loan profitability, and the company’s exposure to market risk.
You will also help develop AI-supported pricing and lock-management capabilities within LOiS. Your expertise will guide the creation of intelligent validations, automated workflows, exception controls, and real-time monitoring throughout the rate-lock lifecycle.
Key Responsibilities
• Manage the daily operation of Loanhouse’s rate-lock desk and maintain consistent service standards.
• Review and process rate-lock requests, confirmations, extensions, relocks, renegotiations, cancellations, program changes, and pricing adjustments.
• Validate loan characteristics, product eligibility, pricing inputs, compensation, fees, and applicable adjustments before confirming a rate lock.
• Ensure that locks are processed in accordance with approved rate sheets, investor requirements, company policies, and delegated authority.
• Research and resolve pricing discrepancies, system issues, lock conflicts, and questions from sales or operations.
• Review requests for pricing exceptions, concessions, or overrides and obtain required approvals.
• Monitor expiring locks, estimated closing dates, lock coverage, extension exposure, and loans at risk of expiration or fallout.
• Maintain accurate lock terms, commitment information, pricing history, approvals, notes, and supporting documentation within LOiS.
• Reconcile locked pipeline data between LOiS, pricing engines, hedge-management systems, investor portals, and internal reports.
• Coordinate with Secondary Marketing regarding market movements, rate-sheet changes, investor pricing, commitments, pipeline exposure, and execution strategy.
• Communicate pricing updates, policy changes, system issues, and market-sensitive deadlines clearly to internal and external stakeholders.
• Help develop and maintain lock-desk procedures, approval authorities, service levels, exception controls, and audit documentation.
• Train sales and operations personnel on pricing tools, lock policies, required data, and proper escalation procedures.
• Produce reporting concerning lock volume, extensions, concessions, relocks, fallout, pricing exceptions, and pipeline accuracy.
How You Will Help Us Innovate
• Help define the pricing inputs, eligibility requirements, adjustments, lock rules, approval thresholds, and investor parameters used within LOiS.
• Develop AI-supported validations that identify missing data, pricing inconsistencies, ineligible selections, duplicate requests, and unauthorized changes.
• Help create intelligent monitoring for expiring locks, extension risk, market exposure, pipeline movement, and margin deterioration.
• Evaluate AI-generated product, pricing, and lock recommendations using experienced human judgment.
• Identify routine lock-desk requests and validations that can be automated while preserving appropriate controls and approvals.
• Analyze recurring pricing errors, exception requests, and workflow delays and recommend improvements to LOiS, training, and procedures.
• Ensure that automated pricing decisions and lock changes remain transparent, traceable, and auditable.
What Success Looks Like
Success in this position means delivering accurate and responsive lock-desk service, maintaining reliable pipeline data, protecting company margins, and preventing avoidable pricing errors or market exposure.
Performance may be measured through lock-processing times, pricing accuracy, pipeline reconciliation, extension and concession costs, unresolved exception aging, fallout rates, data integrity, internal service levels, and the frequency and financial impact of lock-related errors.
Qualifications
• Significant experience in mortgage rate-lock administration, pricing, secondary marketing, capital markets, or a related function.
• Strong knowledge of rate sheets, loan-level pricing adjustments, product eligibility, lock periods, extensions, relocks, concessions, and commitment management.
• Experience with Non-QM, wholesale, correspondent, jumbo, or private-label mortgage products is strongly preferred.
• Familiarity with product and pricing engines, loan-origination systems, hedge-management platforms, investor portals, and market data.
• Strong mathematical, analytical, research, and problem-solving skills.
• Exceptional attention to detail and the ability to make accurate decisions under time-sensitive market conditions.
• Strong written and verbal communication skills with a service-oriented approach to internal and external relationships.
• Ability to manage multiple priorities, deadlines, exceptions, and escalations in a high-accountability environment.
• Comfort working with automated pricing, data integrations, intelligent workflows, and AI-assisted decision-support tools.
• Sound judgment, integrity, accountability, and a disciplined approach to pricing and market risk.
