Position Summary

Loanhouse is seeking an experienced, detail-oriented, and technology-driven Mortgage Closer to coordinate the accurate and timely closing of residential Non-QM mortgage loans.

This individual will manage loans from clear-to-close through document preparation and execution, working closely with borrowers, mortgage brokers, account managers, underwriters, title companies, settlement agents, and internal funding personnel.

The ideal candidate understands that a successful closing requires more than preparing documents. It requires accuracy, proactive communication, regulatory awareness, careful coordination, and complete ownership of the process.

The Opportunity

As a Loanhouse Closer, you will serve as a critical control point between underwriting approval and loan funding. You will help ensure that every loan closes with accurate terms, complete documentation, properly disclosed fees, and clear instructions for all parties.

You will also help us enhance LOiS by identifying opportunities for AI to validate closing data, compare approved loan terms with closing documents, detect inconsistencies, monitor outstanding requirements, and reduce avoidable errors before documents are executed.

Key Responsibilities

• Manage assigned loans from clear-to-close through document preparation, execution, and delivery to funding.

• Review underwriting approval, final loan terms, conditions, fees, title information, insurance, vesting, and closing requirements for accuracy and completeness.

• Coordinate closing dates and document requirements with borrowers, brokers, account managers, title companies, settlement agents, attorneys, and internal departments.

• Prepare or request accurate closing disclosures, settlement statements, loan documents, and closing instructions.

• Validate interest rates, loan amounts, product terms, prepayment provisions, payment information, escrows, compensation, fees, and cash-to-close requirements.

• Review final closing figures and resolve discrepancies before documents are released.

• Confirm that all prior-to-document and prior-to-closing conditions have been satisfied or appropriately approved.

• Ensure closing documents comply with Loanhouse requirements, applicable regulations, state-specific requirements, and investor guidelines.

• Provide clear instructions to settlement agents regarding document execution, notarization, funding requirements, and delivery.

• Respond promptly to questions or issues arising before or during the closing.

• Maintain accurate loan status, notes, documents, dates, and communications within LOiS.

• Transfer complete and accurate closed-loan information to the funding team.

How You Will Help Us Innovate

• Help define the loan data, approved terms, fees, and documents that AI should compare before closing.

• Evaluate AI-generated document reviews, fee validations, discrepancy reports, and closing-readiness findings for accuracy.

• Identify repetitive closing tasks that can be safely automated while maintaining appropriate human review and accountability.

• Help develop intelligent workflows that monitor closing conditions, required documents, deadlines, and communications.

• Recognize recurring closing defects or delays and recommend improvements to LOiS, procedures, and training.

• Provide subject-matter feedback that improves the accuracy and usefulness of AI-enabled closing controls.

What Success Looks Like

Success in this position means delivering accurate documents, preventing closing defects, communicating proactively, and helping loans close on time.

Performance may be measured through closing turn times, document accuracy, fee accuracy, closing-date performance, data integrity, post-closing findings, funding delays, client satisfaction, and the frequency and severity of closing-related defects.

Qualifications

• Residential mortgage closing experience, preferably within wholesale, correspondent, or Non-QM lending.

• Strong knowledge of mortgage closing documents, settlement statements, title requirements, insurance, vesting, and funding procedures.

• Working knowledge of applicable federal and state mortgage disclosure and closing requirements.

• Experience reviewing Closing Disclosures, fee tolerances, loan terms, and cash-to-close calculations.

• Ability to interpret underwriting approvals and translate approved terms into accurate closing documents.

• Strong organizational, analytical, mathematical, and communication skills.

• Ability to manage multiple loans, deadlines, and closing schedules in a high-accountability environment.

• Exceptional attention to detail and commitment to documentation and data accuracy.

• Comfort working with mortgage technology, automated document systems, workflow tools, and AI-assisted quality controls.

• A proactive, calm, accountable, and solutions-oriented approach to resolving time-sensitive issues.
