Position Summary

Loanhouse is seeking an experienced, highly detail-oriented, and technology-driven Mortgage Funder to ensure residential Non-QM loans are fully documented, accurately balanced, and authorized for funding in accordance with Loanhouse requirements.

This individual will perform the final review of executed closing packages, confirm all funding conditions have been satisfied, validate the movement of funds, and coordinate with settlement agents and internal departments to complete transactions accurately and on time.

The ideal candidate understands that funding is one of the most critical control points in mortgage lending and approaches every transaction with urgency, precision, sound judgment, and accountability.

The Opportunity

As a Loanhouse Funder, you will provide the final operational approval before company funds are released. Your work will protect Loanhouse, its clients, warehouse providers, and investors by ensuring that each transaction is complete, accurate, properly executed, and ready to fund.

You will also help us develop AI-supported funding controls within LOiS that compare executed documents with approved loan terms, identify missing or inconsistent information, verify funding requirements, and help prevent errors before funds are released.

Key Responsibilities

• Review executed closing packages for completeness, accuracy, and compliance with approved loan terms and funding requirements.

• Confirm that all prior-to-funding conditions have been satisfactorily completed or appropriately approved.

• Verify the proper execution, dating, notarization, and completion of all required closing documents.

• Validate the final loan amount, interest rate, payment terms, fees, cash-to-close, disbursements, payoffs, escrows, and funding figures.

• Compare executed documents with the underwriting approval, closing instructions, settlement statement, and information contained within LOiS.

• Review wire instructions and settlement-agent information in accordance with Loanhouse’s wire-fraud prevention and verification procedures.

• Coordinate with closers, underwriters, account managers, title companies, settlement agents, warehouse providers, and accounting personnel to resolve funding issues.

• Prepare or authorize funding requests and ensure funds are transmitted only after all requirements have been satisfied.

• Confirm funding completion and accurately update loan status, dates, notes, documents, and disbursement information within LOiS.

• Identify incomplete, altered, inconsistent, or potentially fraudulent documentation and escalate concerns when appropriate.

• Ensure completed files are transferred promptly and accurately to post-closing.

• Maintain complete documentation supporting every funding decision and disbursement.

How You Will Help Us Innovate

• Help define the documents, data points, signatures, calculations, and funding requirements that AI should validate before funds are released.

• Evaluate AI-generated reviews of executed documents, funding figures, wire information, and outstanding conditions.

• Identify repetitive funding checks that can be automated without compromising security, accuracy, or appropriate human authorization.

• Help develop intelligent workflows that track funding readiness, missing documents, unresolved discrepancies, and time-sensitive requirements.

• Recognize recurring funding defects, closing-agent issues, or process delays and recommend improvements to LOiS and operating procedures.

• Provide subject-matter expertise that strengthens AI-enabled fraud prevention, document validation, and funding controls.

What Success Looks Like

Success in this position means funding complete and eligible loans accurately, securely, and on schedule while preventing avoidable errors and unauthorized disbursements.

Performance may be measured through funding accuracy, on-time funding rates, review turn times, wire-control compliance, data integrity, post-closing findings, funding-related losses, document completeness, and the frequency and severity of funding defects. Qualifications

• Residential mortgage funding or closing experience, preferably within wholesale, correspondent, warehouse, or Non-QM lending.

• Strong knowledge of executed mortgage documents, settlement statements, funding conditions, disbursements, title requirements, and wire procedures.

• Demonstrated ability to review loan documents and financial figures with exceptional accuracy.

• Familiarity with warehouse lending requirements and mortgage funding controls is strongly preferred.

• Understanding of wire-fraud risks, verification procedures, and secure handling of financial information.

• Strong mathematical, analytical, organizational, and problem-solving skills.

• Ability to manage multiple time-sensitive transactions and resolve issues calmly under strict deadlines.

• Exceptional attention to detail and commitment to documentation, data integrity, and risk management.

• Comfort working with mortgage technology, automated document reviews, workflow systems, and AI-assisted controls.

• A disciplined, accountable, security-conscious, and solutions-oriented approach to work.
