COMPLIANCE UNDERWRITER
Position Summary
Loanhouse is seeking an experienced, analytical, and technology-driven Compliance Underwriter to conduct comprehensive compliance reviews of residential Non-QM mortgage loans before closing or funding.
This individual will evaluate loan documentation, disclosures, fees, terms, timing requirements, and data for compliance with applicable federal and state laws, regulatory requirements, investor standards, and Loanhouse policies.
The ideal candidate combines deep mortgage compliance knowledge with sound judgment, professional skepticism, and a desire to help build intelligent controls that identify risk earlier and improve consistency throughout the loan process.
The Opportunity
As a Loanhouse Compliance Underwriter, you will serve as an independent control point between loan production and closing. You will help ensure that each loan is legally compliant, accurately documented, properly disclosed, and eligible to proceed.
You will also play an important role in developing AI-supported compliance reviews within LOiS. Your expertise will help define the rules, data relationships, disclosure requirements, tolerances, and exceptions that our technology should evaluate—while preserving appropriate human oversight for complex regulatory decisions.
Key Responsibilities
• Conduct pre-closing or pre-funding compliance reviews of residential Non-QM mortgage loans.
• Review loan applications, disclosures, underwriting approvals, fees, compensation, loan terms, closing documents, and supporting information for accuracy and consistency.
• Evaluate compliance with applicable requirements under TILA, RESPA, TRID, ECOA, FCRA, HMDA, the Ability-to-Repay Rule, federal high-cost and higher-priced mortgage-loan provisions, and applicable state laws.
• Confirm that required disclosures were issued accurately and within prescribed timeframes.
• Review changes in circumstances, revised disclosures, tolerance cures, waiting periods, and other timing-sensitive requirements.
• Validate annual percentage rate calculations, finance charges, points and fees, prepayment provisions, late charges, and other material loan terms.
• Review loan originator compensation, broker compensation, lender credits, and interested-party contributions for compliance with applicable requirements and Loanhouse policy.
• Evaluate state-specific licensing, disclosure, fee, interest-rate, prepayment, and closing requirements.
• Identify compliance exceptions, document findings clearly, and communicate required corrective actions to the appropriate teams.
• Confirm that identified deficiencies have been resolved before authorizing the loan to proceed.
• Escalate material, unusual, or potentially systemic compliance concerns to management.
• Maintain complete and accurate compliance findings, approvals, notes, and supporting documentation within LOiS.
How You Will Help Us Innovate
• Help translate federal, state, investor, and Loanhouse requirements into structured compliance rules and system controls within LOiS.
• Define the documents, data points, calculations, dates, tolerances, and relationships that AI should evaluate.
• Review AI-generated compliance findings and distinguish actionable issues from false positives or matters requiring human interpretation.
• Help develop automated comparisons between electronic loan data, source documents, disclosures, underwriting decisions, and closing documents.
• Identify recurring compliance defects and recommend improvements to workflows, system validations, procedures, and employee training.
• Monitor the effectiveness of AI-enabled controls and provide subject-matter feedback to improve their accuracy and reliability.
• Help ensure that automation supports consistent compliance without replacing qualified human judgment or independent review.
What Success Looks Like
Success in this position means identifying and resolving compliance issues before closing, producing accurate and well-supported findings, and protecting Loanhouse from regulatory, legal, financial, and reputational risk.
Performance may be measured through review accuracy, turnaround times, defect detection, severity of post-closing findings, regulatory or investor exceptions, data integrity, consistency of decisions, quality of documentation, and the effectiveness of recommended corrective actions.
Qualifications
• Significant experience in mortgage compliance, compliance underwriting, quality control, pre-funding review, or a closely related function.
• Strong knowledge of federal mortgage lending laws and regulations, including TILA, RESPA, TRID, ECOA, FCRA, HMDA, and Ability-to-Repay requirements.
• Working knowledge of state-specific mortgage lending, disclosure, fee, interest-rate, and prepayment requirements.
• Experience with Non-QM, wholesale, or correspondent mortgage lending is strongly preferred.
• Ability to interpret regulations, apply requirements to complex loan scenarios, and document conclusions clearly.
• Strong analytical, mathematical, research, organizational, and written communication skills.
• Exceptional attention to detail and the ability to recognize inconsistencies across multiple documents and systems.
• Comfort working with compliance technology, automated testing, document-extraction systems, workflow tools, and AI-assisted reviews.
• Sound independent judgment, professional skepticism, integrity, and a commitment to fair and responsible lending.
